TENANT

No Cost (FREE) Tenant Prequalification Questionnaire

All prospective tenants are required to complete a Tenant's Prequalification Questionnaire before seeing any of our properties. The point of such questionnaires is to qualify the tenant and not waste anyone's time, energy, or money. If the information received on a tenant's formal application is different from what the tenant has provided on the pre-qualification questionnaire, this may affect the tenant's pre-qualification status. For the most accurate qualification we recommend that all adults in the household and co-signing complete the questionnaire, as all adults and cosigners will need to apply when completing the formal application for the property. It is the tenant's responsibility to ensure that all information provided is accurate to the best of their ability. ​

 

Formal Applications

Formal applications are $75 per adult in the household and co-signing. Our application fees for our formal applications are non-refundable, which is why it is important to pre-qualify for free using the pre-qualification questionnaire before formally applying with us. The application fee covers the costs associated with 3rd party processing of any available credit reports, eviction/legal proceeding reports, criminal history reports, income verification, and the internal processing of the tenant application, reports, and supporting documents. It is the tenant's responsibility to ensure that all information provided is accurate to the best of their ability. If the tenant would like a copy of their formal application and any available reports, email requests for copies to Broker@LocalPMC.com.​

 

Fraudulent Chargebacks ​

If a prospective tenant conducts a fraudulent chargeback, such prospective tenant will not be considered at any of our other properties until such prior money owed has been returned to our office alongside any additional fees incurred as a direct result of the chargeback.

 

​No Holds or Guarantees

Elite Class Property Management & Real Estate Company and its associates cannot hold or guarantee any property until an application has been completed, approved, lease has been executed, and move-in deposits/conditions have successfully been completed. If someone applies formally -before another prospective tenant- the first completed application will be processed. Applications are processed on a first come first serve basis. ​

 

Equal Housing Opportunity

Our properties provide an equal housing opportunity.​

 

Negotiating Lease Terms

If a tenant desires to negotiate lease terms with a property's landlord - the tenant or their agent must do so before executing the lease. ​

 

High-risk Applications

For high-risk applications a larger deposit, co-signer, or both may be required as a condition for application and/or lease approval.​

 

Agency Relationship

Elite Class Property Management & Real Estate Company operates as a Single Agent exclusively representing the landlord in any transaction where Elite Class Property Management & Real Estate Company serves as the listing broker. Prospective tenants have the option to hire their own tenant’s agent at their own expense. In certain circumstances, Elite Class Property Management & Real Estate Company may transition from a Single Agent to a Transaction Broker to facilitate a transaction. Please note that Dual Agency is strictly prohibited in the state of Florida. Measurements of any property listed with Elite Class Property Management & Real Estate Company may not be exact; tenants must conduct their own due diligence on their own time and at their sole expense.​

The Property's details, rents, deposits, fees, and move-in funds are subject to change without prior notice. If any details are unclear an email detailing concerns or questions should be sent to Broker@LocalPMC.com for clarification.​

 

Accuracy of Information

Elite Class Property Management & Real Estate Company strives to provide accurate and reliable information; however, human error may occasionally occur. In the event of any discrepancy in the information provided by our office, we will promptly address and clarify the matter upon becoming aware of the error.​

 

Properties are Rented on an As-Is Basis

Our rental properties are leased as-is, meaning tenants accept the property in its current state at the time of signing. All properties meet habitability standards, but optional improvements or repairs may not be provided unless formally agreed upon. We recommend tenants inspect the property and discuss any concerns before submitting an application. For additional details, please contact our office, Broker@LocalPMC.com.

 

Homes Built Before 1978; Lead Based Paint

For properties built before 1978, there is a potential for the presence of lead-based paint. Tenants will be provided with a Lead-Based Paint Disclosure form and EPA Information Pamphlet, and it is recommended that they review this document carefully before signing the lease.​

3rd Party Websites

Elite Class Property Management & Real Estate Company posts listings through the MLS and 3rd party marketing domains. For the most accurate and up to date information on listings email us directly Broker@LocalPMC.com.

COOPERATING BROKERS​

Yes, We Cooperate with and Accept Referrals from other Brokers

Elite Class Property Management and Real Estate Company cooperates with other brokers and accepts referrals. We are open to all reasonable negotiations regarding cooperating brokerage commissions or referral fees. If you are a cooperating brokerage, email us today to discuss commissions or referrals, Broker@LocalPMC.com.

 

Process of Payouts for Successfully Closed Transactions

Commissions or referrals disbursed by Elite Class Property Management and Real Estate Company will automatically be sent via e-check to the cooperating broker's email. E-checks are provided at no cost to the cooperating broker and can be printed or deposited directly into a bank account. If a cooperating broker requires a physical check to be mailed to their office, a $55 additional service fee will automatically be deducted from the cooperating broker's negotiated gross commission or referral amount prior to issuance. This additional service fee is non-negotiable and reflects the additional services and processing required for printed and mailed checks. Disbursement of commissions or referrals will occur within 30 business days from the lease effective date, the deposit of all required funds, successful performance, and move-in of the tenant.

 

Cooperating Broker What to Send for Payouts

If we have agreed to offer commission or referrals, and upon the successful closing of any lease, the cooperating broker is required to email a copy of their most current W-9 form, payment method opted into (e-check to be sent by email, or check to be sent by mail), and payment information (brokerage "pay to" name, email address, mailing address, etc.) to Broker@LocalPMC.com.

 

Our Expectations of a Cooperating Broker's Responsibilities in a Transaction

Cooperating Brokers may be responsible for the following:

  • Referrals: Ensure the tenant is in direct communication with our office via email Broker@LocalPMC.com or call/text 201-952-4665. We will handle everything and payout when the transaction has successfully closed.

  • Broker Procuring or Representing a Tenant ("Selling Agency"):

    • Show the property to the tenant.

    • If necessary, help the tenant apply.

    • Help the tenant meet all conditions of their lease by the deadlines prompted in the lease (see lease).

    • Help the tenant through the process of setting up utilities or services the tenant is responsible for. Gather and provide resources (see lease).

    • Guide the tenant with provided instructions on how to deposit move-in funds or inform them to contact our office via email Broker@LocalPMC.com or call/text 201-952-4665.

    • Ensure the tenant is meeting deadlines promptly as stated in the lease (see lease). Conduct a walkthrough with the tenant before occupancy.

 

Payout Additional Terms and Conditions

The procured, represented, or referred tenant must fully comply with the terms of the lease, including successfully taking occupancy of the property on the effective date, fulfilling all lease contingency conditions, and remitting all required move-in funds. If the tenant procured, represented, or referred by the cooperating brokerage fails to meet these obligations, no commission will be paid or owed to the cooperating broker as the rental will not be considered a successfully closed transaction. Elite Class Property Management and Real Estate Company payouts are subject to the successful closing of the property.
